Why not turn those values into a price per foot?

A wall with a return, access work or bundled restoration cannot be compared fairly by dividing the total by its main length. The record may not identify material, allowances or the final paid amount. Ask each bidder for the same written design and work limits instead.

Worried about damage? Check the warning signs.Optional · 10 short questions · no contact details

Answer from what you already know. Stay on safe ground; do not go near the edge or into the water to check. You can choose “Not sure” for any question.

1. Holes, sinking ground, or soil washing out behind the wall?
2. Is the wall leaning or bulging toward the water?
3. What cracks have you noticed?
4. Gaps, missing pieces, or soil coming through the joints?
5. Is the top broken or crumbling, or is metal showing?
6. Are there rust stains on the wall?
7. Does water come over or through the wall at very high tides?
8. Has there been a major storm since the wall was last checked?
9. About how old is the wall?
10. When was the last professional inspection?
What this check is based on

The questions cover signs shown in the City of Holmes Beach seawall manual (pages 5–13): soil loss, wall movement, open joints and damaged concrete.

Three questions to get started. “Not sure” is welcome. No contact details needed.

An approximate length is fine. For a partial repair, enter only the affected length.

Where can I find the wall length?

Look for the waterfront length on your property survey or seawall plans. For example, enter 75 for a wall that is about 75 feet long. If you cannot find it, tick “I don’t know the length yet”. Stay on safe ground; you do not need to measure beside the water.

Add height & site details Optional

Add what you know about the wall and access. We’ll include these details in your result so you can discuss how they affect the work and price.

Help with the height measurementTop of capWaterline (changes)Mudline / bottomBuried embedmentExposed height

Use the height from the bottom beside the wall (the mudline) to the top of the wall cap. Include the part under water. Use plans or a survey; leave this blank if you don’t know. Do not enter the full panel length or a survey elevation such as NAVD88. The buried depth and required top elevation come from the site design.

How the numbers work

For a published range, we multiply the price per foot for your chosen material by your wall length. It is a starting point. Height, ground conditions, equipment access, permits and other work can change the final price. The source does not give enough detail to price those changes, so the calculator lists them as questions to check.

Have a price for your property? Enter it to add known extra costs and the reserve you choose. Anything without a price stays on your checklist. For repairs or a height change, get a price for that specific work.

The wall’s bottom-to-top height, the buried panel depth and the cap elevation shown on a survey are different measurements. An engineer uses the ground, nearby structures, drainage and water conditions to design the wall. For more detail, see the City of St. Pete Beach engineering report and Florida DEP permit guide. The calculator uses the residential price sources shown above, not public-project costs from these documents.

What to include in your price

Ask for a written list of what the price covers. Include the related work below when planning your total budget.

  • Inspection, design, wall material, wall length and planned height.
  • Removing the old wall, waste disposal, site access and temporary protection.
  • Drainage, soil behind the wall, supports, wall cap, docks and utilities.
  • Permit applications, fees, inspections, cleanup and final paperwork.
  • Extra costs, work left out, a reserve for unexpected work and approval of price changes.

How should permit fees enter your budget?

Use Palm Coast’s linked calculator for the actual project and ask which reviews or later revisions are additional. For county or Flagler Beach parcels, use that office’s current schedule. A building-permit estimate does not include engineering or every environmental review.

Questions before accepting a price

  • Which quantities are fixed and which are allowances?
  • Are dock removal, permits and restoration included?
  • What triggers a change order, and who approves it?
  • What is the payment schedule tied to?
  • Which warranty exclusions and maintenance obligations apply?

Build a quote comparison you can actually use

  1. Give bidders the same brief

Provide the same work limits, available drawings and access information. List the items you want priced separately, including assessment, design, dock work and restoration.

  2. Separate fixed items and allowances

Copy each included quantity and allowance into a comparison sheet. Mark an unpriced item as “not priced,” rather than zero. Ask for the rate or approval process when a quantity changes.

  3. Add the owner-paid items

Some proposals leave engineering, permit fees, utility work or landscaping to the owner. Keep these alongside the construction total so a lower bid is not simply a narrower scope.

  4. Use confirmed inputs in the planner

Enter written prices you actually have. Keep unresolved work visible as an unknown, and ask the designer or contractor what contingency is appropriate for the specific project.

Example: a lower total can hide a larger scope gap

Compare inclusions before comparing totalsIf one proposal includes dock removal and paving restoration while another excludes both, request those missing prices before ranking the bids. An unknown amount is not a saving. This is a comparison method, not a local rate estimate.

Ask for the payment milestones and closeout documents beside the price. Confirm what the final payment is tied to in the contract, and get professional advice on terms you do not understand. Keep anticipated insurance reimbursement separate from funds already available.

Where the calculator’s numbers come from

The automatic calculator uses published Florida contractor guidance: SeaBee’s material ranges and Solid Foundations’ repair range. They provide an early comparison, not a Palm Coast price promise. General comparisons are labeled when the material or work is undecided. Raising or moving a wall uses your own project quote.

For example, 80 feet of concrete uses $650–$900 per foot: $52,000–$72,000 before site-specific additions. Repair calculations use only the length needing repair. If length is unknown, the calculator shows the per-foot range instead of inventing a project size.

How to use these prices

The calculator multiplies published Florida contractor ranges by the entered length. Repair pricing uses the affected length. Material-specific ranges cover vinyl, composite, concrete and steel; other selections use a clearly labeled general construction comparison. Height changes use your own quote. Palm Coast permit job values remain separate historical examples and are never converted into rates.
