The Sanctuary waterfront guide
The Sanctuary’s island setting and coquina-wall records make access, shoreline material and private-property responsibilities useful first questions.

The city maps Sanctuary separately from the neighboring Village area. Named waters around its mapped edge include Cimmaron and Cochise waterways. A city permit on Old Oak Drive South describes coquina seawall work with separate seawall and stormwater finals. Use that as a reason to establish your actual wall system and records; it is not evidence that every Sanctuary property has the same construction.

Identify the system behind the visible stone
Ask the assessor to identify the retaining system, not just the visible facing. Photograph loose material, displaced sections and changes in the ground from safe access. Give the contractor gate, delivery and staging constraints early. Any proposed use of common property or neighboring land needs to be resolved before a construction date is promised.
Local records worth knowing
- Sanctuary is a distinct official neighborhood feature.
- The Village is separately mapped beside it.
- Cimmaron Waterway appears along the mapped Sanctuary area.
- Cochise Waterway is another named adjoining waterway.
- The Old Oak Drive South permit describes a coquina seawall and 2024 finals.

What could the work cost?
Request material-specific repair details and allowances for controlled access. A generic concrete-panel price cannot describe a different retaining system or the cost of restoring disturbed landscaping.

The Sanctuary project questions
Can I assume a coquina wall is just decorative?
No. The visible material does not establish its structural role. Have a qualified professional identify the retaining system and the appropriate assessment before moving stone or adding fill.
Keep planning
