Get to know your waterfront

Palm Harbor’s C-section canals are mapped separately from the F-section neighborhood. Country Club Cove appears in city permit records, including work in Section 16. For a canal-front home, the useful question is not just how many feet of wall need attention: it is how the wall connects to the side returns, dock and adjoining properties. Confirm the parcel and the named canal before asking for a proposal.

Follow the wall around the returns

A straight frontage measurement can leave out return walls and difficult transitions. Sketch the full edge and ask the assessor which parts act together. Keep docks, cap steps and visible outlets on the same drawing. If the quoted length differs from your survey, resolve that before comparing totals.

Local records worth knowing

  • The city GIS identifies a separate Palm Harbor C-section polygon.
  • Country Club Cove Section 16 appears in the Clementon Lane seawall record.
  • The Coral Reef Court record specifies an 80-foot replacement with one return.
  • The city’s saltwater study used bathymetry to investigate shoaling.
  • The Palm Harbor Parkway approach has an idle/no-wake reminder.

What could the work cost?

Ask whether the price includes returns, adjoining-wall transitions, dock clearance and the equipment route. Keep the cost of replacing a cap separate from a whole-wall proposal.

Palm Harbor · C Section project questions

Does an 80-foot permit value predict my cost?

No. A return, access limitations and different work inclusions can change the scope. Use the published record as context, then compare property-specific written proposals.
